The main cost drivers are what actually failed, whether the sheathing beneath is wet, roof pitch and access, roof material, and how many separate entry points exist. A reputable roofer inspects and diagnoses before quoting a price.

Roof leak repair: we find where water actually enters

The stain on your ceiling is where water arrived. It is very often not where water entered. Water runs along the underside of sheathing, follows a rafter, travels across a truss, and drops at the first gap — which can be a considerable distance from the breach.

Repairing under the stain is how you end up paying twice. So we inspect the roof properly and check the places leaks actually begin:

  • Flashing — around chimneys, skylights, vents, valleys, and roof-to-wall transitions. Flashing failure is the most common cause of roof leaks on virtually every roof type.
  • Valleys — where two roof planes meet and water volume concentrates.
  • Penetrations — plumbing vents, exhaust fans, conduit, satellite mounts, and solar attachments.
  • Displaced or broken material — cracked tile, lifted or missing shingles, split seams.
  • Underlayment failure — the layer beneath your visible roof. On tile roofs the tile can look perfect while the underlayment beneath has failed entirely.
  • Fascia, eaves, and drip edge — where water wicks backward under the roof edge.
  • Blocked gutters and valleys — where water backs up above the flashing line and enters over the top of a detail that is otherwise intact.

Where the sheathing beneath has stayed wet, a surface repair will not hold. We cut back to sound material, replace the compromised decking, and rebuild. You will hear that from us before we start.

One Los Angeles-specific note: on tile roofs, the tile itself commonly outlasts the underlayment beneath it by decades. A tile roof can look immaculate from the street and be entirely non-functional. In that situation the correct answer is often a tile reset — lifting and stacking the existing tile, replacing the underlayment, and relaying the same tile — rather than either a patch or a full replacement. We quote after inspection, because roof repair pricing is driven by the cause rather than the roof. The same house can produce very different numbers depending on what failed:

  • What actually failed. Resealing a flashing detail and replacing rotted decking are different orders of work.
